Investing, buying & selling

Do you work with first-time buyers, or only investors?

Both. Investors are our core, but we represent plenty of first-time and move-up buyers across Northwest Arkansas. The difference is that you get an operator's lens on the purchase — what the property is really worth and how it's likely to hold value over time.

How do you decide what an investment property is worth?

We start from net operating income and a market cap rate, then stress-test the rent roll, lease terms, expenses and any deferred capital. The price follows the income, not the other way around. For land, we underwrite highest-and-best-use and the cost and time to entitle it.

Can you help me find off-market deals?

Yes. Because we own and operate property in the region, we see opportunities that never hit the MLS. We'll define your buy box — asset type, submarket, return targets — and bring you both on- and off-market options that fit.

I'm selling. How do you position my property?

We start with an honest opinion of value grounded in real market data, then build a marketing and negotiation plan around the strongest exit. For income property that means presenting the numbers an investor will actually underwrite; for a home it means the right pricing and exposure for the season.

What submarkets do you cover?

The full I-49 corridor across 16-plus Northwest Arkansas cities — Bentonville, Rogers, Springdale and Fayetteville at the core, plus Bella Vista, Centerton, Cave Springs and the surrounding Benton and Washington county towns.

Do you handle 1031 exchanges?

Yes. We coordinate exchange timelines, source replacement property that fits your basis and return goals, and work alongside your qualified intermediary so gains stay deferred and the deal closes on schedule.

Do you manage property after I buy it?

We do. Our team provides hands-on oversight of performance, budgets and capital plans, plus disciplined tenant screening that protects your net operating income. You can hand off day-to-day operations and still get clear reporting on how your asset performs.

How does tenant screening work?

We verify income, rental history, credit and background against consistent, fair criteria so quality tenants stay in your buildings and risk stays out. Good screening is one of the cheapest ways to protect long-term cash flow.

Can you help with financing?

We don't lend, but we introduce you to lenders we trust and help structure the debt — conventional, SBA 504 or 7(a) for owner-users, and the financing path that makes a given deal pencil. We'll model lease-versus-own scenarios so you can see the real cost of each.

I'm relocating to the area for work. Where do I start?

Many of our clients move to Northwest Arkansas for the Fortune 500 ecosystem around Bentonville. We'll orient you to the submarkets, schools and commute patterns, then guide the home search end to end so you can land with confidence.

What does it cost to work with you?

Brokerage commissions are typically paid at closing and vary by transaction type and side; management and advisory engagements are quoted up front. We'll walk you through exactly how we're compensated before you commit to anything.
