Commercial real estate, underwritten by an operator
Retail, office, industrial and mixed-use across Northwest Arkansas's fastest-growing corridors — sourced, valued and negotiated by a team that owns and operates here, not just lists.
- Cap rate & NOI underwriting
- On- and off-market deal flow
- Lease structuring & renewals
- 1031 exchange coordination
Demand here is structural, not speculative
Three Fortune 500 headquarters and their vendor ecosystems keep absorbing space faster than NWA can build it.
Walmart's new home office, Tyson Foods, and J.B. Hunt anchor a regional economy that pulls thousands of jobs and suppliers into Benton and Washington counties every year. That tenant demand is what makes Northwest Arkansas commercial real estate resilient — vacancy stays tight and rents keep pace.
We help investors and business owners turn that demand into income: identifying the right submarket and asset, underwriting the lease economics, and negotiating terms that hold up when the market shifts.

Buying for your own business?
If you're relocating to or expanding in Northwest Arkansas, owning your building can be cheaper than leasing — and it builds equity instead of a landlord's.
We'll compare lease-vs-own scenarios, find the right pad or building, and coordinate SBA or conventional financing so the numbers work for both the business and the balance sheet.

Frequently asked questions
What types of commercial property do you work with?
Retail strip centers and pads, single- and multi-tenant office, light industrial and flex, warehouse, and mixed-use. We also advise on owner-user purchases for businesses relocating to or expanding in Northwest Arkansas.
Do you represent buyers, sellers, or both?
Both — though never on the same deal. We act as a buyer's advisor sourcing and underwriting acquisitions, or as a seller's broker positioning an asset for the strongest exit.
How do you value a commercial deal?
We start from net operating income and a market cap rate, then stress-test the rent roll, lease terms, expense load and any deferred capital. The price follows the income — not the other way around.
What submarkets do you cover?
The full I-49 corridor — Bentonville, Rogers, Springdale and Fayetteville at the core, plus Bella Vista, Centerton, Cave Springs and the surrounding Benton and Washington county towns.
